Hi there. My name is Patrick O’keeffe and I am a real estate negotiator attached to Reapfield Properties, Subang Jaya branch, and have been involved in the property industry for a few years now.
I specialize in landed properties – bungalows & semi-detached houses, located specifically in Gated and Guarded Communities. My area of focus is within the Klang Valley generally – Ampang, Shah Alam, Bangsar, Damansara Heights, Bukit Tunku, Mont Kiara, Hartamas, Petaling Jaya, Subang Jaya, Puchong, Mutiara Damansara as well as Putrajaya & Cyberjaya.
However, my primary base area of concentration is within the Setia Eco Park which covers 791 acres of prime freehold land in a completely gated and guarded community that also includes for 56 acres of forest park and an amazing 94 acres of waterways, lakes and creeks all around this incredible enclave. I also focus extensively on its neighboring Setia Damai, which is also a gated & guarded community and the township of Setia Alam, which is a guarded community – combined, covers over 2500 acres of prime freehold land.
Setia Alam is a new township located in the Section U13 area, Shah Alam, Selangor, Malaysia. It is accessible from the New Klang Valley Expressway (NKVE) since the interchange was opened on 15 June 2006. This township is developed by Setia Homes, a member of the SP Setia Bhd Group.
Setia Alam is an intergrated development spanning 2,500 acres of premium freehold land. It falls under the jurisdiction of the Shah Alam City Council (MBSA) which had placed restrictions on the establishment of entertainment outlets such as cinemas or live music venues.
The township was opened on 2003 by SP Setia Berhad. It was formerly known as North Hummock Estate, which was owned by the family controlling the See Hoy Chan Group. However, instead of developing the land into a residential township, the group sold the land to SP Setia.
The area consists of 2 major developments marketed as Setia Eco Park (Fully Gated and Guarded luxury Semi-D and Bungalow development) and Setia Alam (mixed residential and commercial development). The township has won several awards including the World’s Best Master Plan Development for Setia Eco Park in FIABCI International Prix d’Excellence Award 2007.
However, despite its award-developer and plans, it cannot be denied that Setia Alam was also unfortunately known at one time for its soil settlement issues. The area earlier completed in Setia Impian 5 have got some cases where house walls foot long cracks and walls leaning by more that 15 degrees.
Due to the poor construction work done then, Setia Group completely redeemed itself when it re-built the whole neighborhood garden walls out of goodwill and determination to deliver total customer satisfaction. All this without charging the resident, regardless of either first owner or subsequent sub-sales buyers.
Among the benefits offered in the residential development in Setia Alam, the more notable ones are as follows:
- Single entry to every neighborhood – every neighborhood which consists of approximately 300 units will share a single entry point. This will facilitate the control of vehicles coming into and leaving the neighborhood.
- North – South orientation – all units are north-south oriented, therefore not exposed to the evening sun.
- Village green – village green houses playgrounds, kindergartens (tadika) and Pusat Rukun Tetangga or ‘Neighborhood Watch’ centres.
- Green fingers – Each residence is not more than one street away from the Village Green via the green fingers.
- Wide roads - internal roads are 50 feet wide.
- Natural barriers - plants and water bodies for added security.
- Environment-friendly development – the development adopts MASMA (Manual Saliran Mesra Alam Malaysia) requiremments where huge dangerous concrete drains are replaced with gentle sloping and meandering earth drains and retention ponds which will be turfed and landscaped for recreational purposes.
- Security features – free patrolling for the first 2 years provided by the Developer’s in-house security division.
- Green street concept – all utility services, i.e. electricity and telephone cablings, as well as drainage systems are concealed underground.
- Home alarm system – every home comes with built-in security alarm system connected to a local CMS.
- 36-months home warranty – all products delivered after 2nd April 2006 would enjoy an additional 12 months warranty on top of the standard 24-months Defect Liability Period (DLP) set out in the statutory Sale and Purchase Agreement (SPA).
At Setia Eco Park, the idea of luxurious living within Nature’s warm embrace is not just wishful thinking. Spread across 791 acres of prime freehold land in Shah Alam, which is located only 20 minutes drive to Kuala Lumpur City Centre, Setia Eco Park is renowned for its scenic landscape tapestry that pays tribute to the beauty of Mother Nature.
Some 25% of land area has been allocated for the creation of waterways, lakes, creeks, landscape themed parks, lush walkways, and forest park in this private estate just for the enjoyment of its residents. Specially coined names aptly describe the landscaping features such as Symphony of Wind, Rainbow Creek, Paddy Terrace, Eco Gateway and the Theatre of Dreams that form the various nooks and corners in this sprawling fairy-like garden of delight.
Setia Eco Park, which consists of mainly semi-detached homes and bungalows with a centralized neighbourhood shopping village and a residents’ clubhouse, is a truly exclusive estate with only 3.7 units per acre, making it one of the biggest high-end enclave with the lowest density in the Klang Valley.
The entire neighbourhood is fully gated and guarded, ensconcing residents in a secured sanctuary. In addition, 24-hour security services, card access and individual home security systems are in place to ensure residents’ complete peace of mind.
As the pioneer of ecologically-attuned community in the country, Setia Eco Park was bestowed the honour of the World’s Best Master Plan Development by FIABCI (Federation of International Real Estate) Prix d’Excellence Awards 2007.
Some of the features that makes Setia Eco Park both unique and outstanding are as follows:

- Waterways, Lakes and Creeks – An amazing 94 acres is dedicated to waterways, lakes and creeks all around the Eco Park enclave, Islands within the lakes will serve as nesting grounds for beautiful birds.
